Month over month changes indicate that the market picked up a little based on Number of Housing Units Sold (Homes Sold) and Average Sales Price in December 2014. According to the Multiple Listing Service (MLS), the Austin, Texas Residential Real Estate Market reflected an increase of of 16% in Units Sold and a small increase of 1% in Average Price compared to November 2014.
When looking at the year over year numbers, we see that the current market is slightly better than December 2013 based on Number of Units Sold. New Sales in December 2014 are 2,406 units compared to December 2013 when we had 2,221 units sold. We are selling at 8% more than this time last year.

The number of Homes Sold increased over the past month from 2,072 units in November to 2,406 units for a change of 14%.
The Average Sales Price increased month over month from $304,846 to $306,896 for a small change of 1%.
- Areas 1A(-38%) , 8E(-17%), 8W(-41%) and 1B(-42) have all shown a decrease in Homes Sold in November 2014.
- The top three areas for Homes Sales occurred in areas HU, GTE and 5.
- Some of the slower areas for Homes Sales include 1B, 9,RN and DT.
In regards to days on market in December 2014, homes are spending an average of 63 days on the market, which is an increase from December 2013 at 59 days.
